What does a holiday rental property manager actually do?
A holiday rental property manager takes care of everything that turns a home into an apartment that rents itself: creating and maintaining the listings on Airbnb, Booking and a direct website, setting prices, looking after guests, coordinating cleaning and check-ins, filing the guest registration report and sending the owner a monthly statement with every booking and its income.
How much does management cost? Are there fixed fees?
I charge a commission on the income your property generates, with no fixed fees and no lock-in: if it does not rent, you pay nothing. The percentage depends on whether it is full management or remote management of the platforms only, and we agree it after seeing the property and its area.
Which areas of Málaga and the Costa del Sol do you cover?
Full management covers the city of Málaga and the Costa del Sol: Torremolinos, Benalmádena, Fuengirola, Mijas, Marbella and Estepona. Remote management (listings, pricing, messaging and online check-in) is run from Málaga for properties anywhere, as long as there is a local team handling cleaning and arrivals. What I recommend is not relying on physical keys: with a smart lock each guest gets their own code, and the local team only comes in to clean.
Can I hire only the digital side if I already have someone looking after the home?
Yes. That is the remote management option: I run the listings, dynamic pricing, guest messaging and online check-in, while you or your local team handle cleaning, linen and anything physical in the property.
Who receives the booking payments, the owner or the manager?
Booking payments go straight into your bank account from Airbnb, Booking or the direct website. At the end of each month I send you the management invoice detailing bookings, income and commission, and you have dashboard access to check it at any time.
Do I need a licence to rent out my property to tourists in Andalusia?
Yes. A holiday rental in Andalusia must be registered with the Andalusian Tourism Registry and display its VUT code on every listing; since 2025 the platforms also require the number from the new Spanish national rental registry. Some districts of Málaga city have capped new registrations, so it is worth checking the specific address before buying or renovating.
Is guest registration compulsory, and who files it?
Yes, it is compulsory: the details of every guest and of the payment must be reported to the Spanish Ministry of the Interior through the SES.HOSPEDAJES platform within 24 hours of arrival. In the properties I manage, that report is filed automatically from the online check-in, with nothing for you to do.
How do guests get in when nobody is there to meet them?
With a smart lock. When a booking comes in, the property generates a unique access code that only works between check-in and check-out and expires when the stay ends. No physical keys, no lost copies, no guests waiting at the door at two in the morning.
How are double bookings between Airbnb and Booking avoided?
Every platform shares a single synced calendar: when a booking lands on Airbnb, Booking or the direct website, those dates are blocked everywhere else within a couple of minutes. That removes double bookings and the need to leave unsold safety gaps.
How much can my property earn in a year?
It depends on the area, size, fit-out and season. Before anything is signed I prepare an estimate using real occupancy and pricing data from the Málaga and Costa del Sol market, so you decide on figures rather than promises. The properties I manage have averaged 88 % occupancy over the last 90 days.
